Synthetic Stucco, also known as EIFS (Exterior Insulated Finish System), was developed in Europe after the end of World War II. The EIFS system made its way over to the United States and was first used on commercial properties. In the 1980’s, architects and builders started using synthetic stucco on residential homes and it soon became very popular.

However lovely it is, if this synthetic stucco isn’t properly installed, it will allow moisture to get behind the stucco. The trapped water causes the wood framing and sheathing to rot as well as to grow mold and mildew. Another problem arising from the rotting wood and sheathing is the attraction this is to termites; since they require moisture to survive, it can contribute to termite infestations.

If your home has synthetic stucco or you are interested in using it, be sure that there is no moisture intruding behind the stucco cladding, as a result of poor design and installation. Observe defects such as failure to install proper window, door, and kickout flashings, as well as leaking windows.
