A normal garage is approximately 20’ by 22’(minimum). This is an adequate size for two cars, but is a poor use of space if you intend to leave it this size. A more practical use of this space and a more cozy look would be to erect a wall adjusting the room size to 18’ by 20’ and giving you two walk in closets 4’ by 10’ for various types of storage.

On each of the two 18 foot walls, center a window; I recommend a double 3’x4’ (6’x4’) opening. A normal overhead garage door opening is 7’x16’ leaving you a nice opening for a window wall. This will allow you to install 4  3’x6’ windows and one door 2’8”x6’8’ leaving a 4” space between windows and door for studs. These are standard sizes that you can purchase at your local home improvement store. You will want to take advantage of the double pane high “e” energy efficient windows and door.

If your garage has drywall, remove it to enable you to add additional electrical outlets, lighting, and computer and/or speaker cable. Before replacing the drywall use R13 insulation bats in the walls and R19 in the ceiling with 12” of blown insulation on top of the bats. Heat rises making the ceiling your biggest concern for heat loss.

For heating and cooling you want to use a Split System Air Source Heat Pump. A heat pump transfers heat from indoors to outdoors and reverses this action in the winter. This is by far the cheapest and most practical method of heating and cooling your addition.

After you have completed the drywall, trim out the windows, doors, and baseboard and you are ready to paint. All that is needed now is your favorite floor treatment and your furnishings; then you are ready to enjoy your new room.
